For Commercial Real Estate practitioners to be
effective in helping clients sell or buy property, you have to know
what you can do with the property. Yes, we have zoning and future
land use maps that give direction to what the county or cities are
expecting for future development. But, knowing someone in the
planning or zoning departments may be what is needed to get the
property to a final closing. It certainly helps if you know what
district your county commissioners are in to be able to sit down
and discuss the pros and cans and objections of any issue.
As a realtor, it helps to get involved in the
political process early on in order to know what issues are going
to be forthcoming laws that might affect your ability to comply
with the new laws. We all are certainly aware of the agency
disclosure forms that have been a nightmare for realtors and the
public. Now we have asbestos, lead paint and radon gas disclosures
to concern ourselves with.
As a realtor, an
American, and a citizen in Orange County, I think you should be
doing three (3) things: I. Register to vote; 2. Vote with
knowledge; 3. Volunteer five hours a month for your city, county,
or state advisory committees and stay involved!
