Prepare Now for 2010 Tax Savings
Were you able to get your property tax reduction for 2009? In the last two
months, I helped many property owners secure
significant reductions
on their 2009 tax bills.
Getting a reduction is never easy. Because of my years of experience, I was
able to work effectively with both the Orange and Seminole County tax
assessment offices. I used comparable sales or investor analysis to prove
true market value. This resulted in my clients' tax assessments being
reduced.
If you missed the deadline for 2009,
now is the time to plan for 2010.
I
felt the 2009 tax assessments should have been reduced by 15 - 20%. I feel we
will be in the same situation for 2010.
Your 2010 assessment is based on valuation as of January 1, 2010 (that is just
three months from now). The burden of proof of the value is:
Would someone purchase your property at the tax assessor's value?
If you feel your assessment is too high, here is a strategy you can follow
right now to provide evidence for next year.
Please read this carefully.
- Contact a commercial realtor and put your property on the market at the
2009 assessed price. Again, I feel the 2009 assessed values are 15 - 20% over
what the market will bear.
- After 3 - 4 months, you will establish proof of whether or not there is
a ready, able and willing buyer for your property.
- Next year, you will be in a better position to justify a reduction in
the 2010 tax assessment.
It is important to know that when you meet with the Value Adjustment
Board, you must show a preponderance
of evidence. That is not easy to do. However, this strategy will help you
show a number of facts.
- Your property was actively on the market.
- You worked with an experienced, professional Commercial Real
Estate Broker.
- Your broker exposed your property to 500+ other commercial
brokers and potential buyers.
- Your broker exposed your property to prospects in local, state
and national markets.
With this type of solid evidence, you will be in a much better
position to petition to have your 2010 tax assessment lowered.
